How Much Does a New Roof Cost in Zimbabwe in 2026?
Roofing is among the most asked-about construction costs in Zimbabwe, and among the hardest to give a reliable number for without knowing what the question actually covers. A new roof on a new build is a different project from replacing a failed metal roof, which is a different project again from replacing asbestos sheets on a house built in the 1970s. This article separates the cost components, uses current market evidence, and explains what changes the total in each scenario.

The most common version of this question is also the hardest to answer reliably: "How much will a roof cost?" Stated without further definition, it could mean the sheeting on a new house under construction, a complete re-roof including removal of the old covering and ceiling replacement, or the replacement of a Super Six asbestos sheet roof that requires specialist handling before any new material goes on.
Each of these is a different project with a different cost structure. A number that applies to one is meaningless applied to another. This article separates the five main cost components of a roof in Zimbabwe, provides current evidence-based pricing for each, and explains what changes the total between projects.
What the Scope Includes
Before any comparison of roofing costs is possible, the scope of work needs to be defined. The five main components of a complete roofing package in Zimbabwe are:
- Sheeting: The visible covering material, fixed over the roof structure
- Roof structure: Trusses, purlins, wall plate and related timber work
- Fixings, ridges and sealants: Screws, EPDM-washered fixings, ridge caps, flashing and barge boards
- Gutters and downpipes: Rainwater management at the eave
- Ceiling: The underside finish, separate from the roof structure above it
Not all roofing quotations include all five components. A quotation that covers sheeting only, delivered against an existing structure, has a fundamentally different value from one that covers all five. Before comparing any two roof quotations, confirm which of these components each one includes.
Sheeting Costs in the Current Zimbabwe Market
The dominant residential roofing sheet in Zimbabwe is IBR Chromadek, a pre-painted sheet on an Aluzinc base, in 0.47mm thickness. At 686mm effective cover width, it is the standard for most new residential builds in Harare and Kadoma.
Halsteds Building Materials, which stocks products in Gweru and Mutare, lists 0.47mm IBR Chromadek (686mm x 3.0m) at approximately USD 25 per sheet as of September 2026. This is a confirmed current market price for one of the most widely used specifications.
The number of sheets a roof requires is not determined by the floor area of the house. The actual roof surface area is larger than the plan area, because the roof rises at an angle above the floor plan it covers. For a standard pitch of around 22 degrees, the actual roof area is approximately 1.08 times the plan area. For steeper pitches or hip roofs with multiple slopes, the factor is higher. A contractor who simply uses floor area to calculate sheet quantities is working from an understated figure.
For a simple gable roof covering a 130m² house plan, with a 5-metre rafter run on each side:
- Sheets required across the ridge: approximately 14 to 15 per slope
- Lengths to cover the rafter run at 3.0m sheet length: 2 lengths per line
- Approximate total: 56 to 60 sheets per side, 112 to 120 sheets for the full roof
- Material cost at USD 25 per sheet: USD 2,800 to USD 3,000 for sheeting alone
This is material cost only, before structure, labour, ridges or ceiling. A quotation that lands at this level is likely covering sheeting only.
Roof Structure: Trusses and Timber
The roof structure includes the trusses, purlins, wall plate and any associated noggins or supports. This is the frame on which the sheeting is fixed and which transfers the combined load of sheeting, wind and any maintenance loads to the ring beam and walls below.
Timber on ZIMSTAT's Building Materials Price Index (BMPI) has increased approximately 18.5% in USD terms since the December 2022 base. This means any budget drawn from early 2024 figures will understate current timber costs. Timber is an imported and locally processed product in Zimbabwe; its USD cost is sensitive to diesel prices, transport costs and exchange rates.
In a new build, trusses are fabricated or supplied before installation and form part of the standard construction sequence. They are typically specified by the structural engineer and sized against the specific span and pitch of the roof design. On a re-roof of an existing house, the existing truss condition is assessed first. If the timber is sound and the pitch is not changing, the existing structure may be retained and sheeting fixed to it after minor repairs. If the structure is damaged, sagging, or affected by termite activity, it requires replacement or augmentation, which adds significant cost.
Structure and sheeting cost together for a standard residential house on a new build, based on current market evidence from Zimbabwe, typically falls in a range that the Propertyzone 3-bedroom house cost model reviewed by Dennis Nkomo puts at USD 7,500 to USD 9,500 for a 130m² house when structure, sheeting and ceiling are taken together. The Financial Gazette, in an April 2026 report on Zimbabwe construction costs, noted that a roof budget estimated at USD 8,000 on a standard home was reaching USD 10,000 in practice, reflecting the cost pressure in Zimbabwe's 2026 construction environment.
Fixings, Ridges and Sealants
Roofing screws, EPDM rubber-washered fixings, ridge caps and barge flashings are sometimes overlooked in budget estimates but are real costs with a real effect on the roof's waterproofing performance.
EPDM-washered screws are the correct fixing for IBR sheeting. Bare steel screws corrode at the fixing point and create leak paths. On a 100-sheet roof with four screws per sheet, that is 400 fixings minimum. Ridge caps require their own fixing system and sealant at the overlap.
These materials are usually included in a comprehensive roofing quotation but should be confirmed. A quotation that covers sheeting and structure without explicitly including fixings and ridges has left something out. Ridge caps should match the sheet material in coating specification: a Chromadek ridge cap on a Chromadek roof, not a plain galvanized cap that will rust at a different rate and become a maintenance problem before the rest of the roof needs attention.
Gutters and Downpipes
Gutters channel water off the roof and into downpipes that carry it to drainage. On a residential house in Zimbabwe's climate, which delivers heavy rainfall intensity during the November to March wet season, gutters perform a structural function: directing water away from the foundation wall.
PVC guttering is more common on residential builds than galvanized steel in the current Zimbabwe market, primarily for cost and maintenance reasons. Gutters and downpipes are frequently excluded from a roofing quotation and priced separately. When comparing quotations, confirm whether they are in.
Ceiling
The ceiling is the interior finish of the roof space. In most Zimbabwean residential builds, this is a flat ceiling of 9mm or 12mm gypsum board or fibre cement board, nailed or screwed to ceiling joists or a brandering fixed from the trusses above.
Ceiling installation is sometimes quoted as part of a roofing package and sometimes quoted separately by a different subcontractor. The Propertyzone 3-bedroom house cost model includes ceiling in the USD 7,500 to USD 9,500 roofing range, which is a useful combined reference for a new build. On a re-roof where the existing ceiling is being retained, ceiling cost may be zero or may cover only repair and redecoration of ceiling boards disturbed during the roof replacement.
When the Old Roof Must Come Off
A re-roofing project on an existing house has an additional cost that a new build does not: removal of the existing covering and disposal of the waste.
Removing galvanized IBR or corrugated sheeting that has reached the end of its life is relatively straightforward. The sheets are unfixed, removed, and disposed of. This generates labour cost and a disposal or skip cost for the removed material, both of which should appear explicitly in a re-roofing quotation. A quotation that covers new materials and installation only, without naming a removal line, may have excluded this cost.
The more significant situation is an asbestos cement roof.
Asbestos: a different project
A significant proportion of Harare residential stock built between 1950 and 1985 has asbestos-cement Super Six roofing. Zimbabwe had an active asbestos cement manufacturing industry into the 1980s, and this material was standard-issue roofing for residential construction across that period. As documented in the Propertyzone guide on asbestos in older Harare homes, suburbs with the highest concentration include Mabelreign, Marlborough, Waterfalls, Belvedere and Highfield.
Removing and replacing a Super Six roof is not the same project as re-sheeting with IBR. Safe removal requires fibre containment measures, worker personal protective equipment, wetting down of materials before handling, sealed waste packaging, and disposal at a site licensed to receive asbestos waste. As Propertyzone confirms, no standardised published rate exists for residential asbestos removal in Zimbabwe as of mid-2026, because no formal residential asbestos contractor licensing regime exists. Pricing varies significantly between contractors.
Two additional points from Propertyzone are important for any homeowner dealing with this:
First, a contractor who installs new roofing over existing Super Six without removing it defers the cost and the problem, not eliminates it. The asbestos remains, ages further, and eventually requires proper removal at greater disruption and cost.
Second, where a Super Six roof has a rainwater harvesting system collecting runoff into tanks, that water may contain asbestos fibres released by weathering. Do not use it for drinking, cooking or irrigation of crops.
Budget-wise, any project involving Super Six removal should be quoted by at least two contractors, with the quote explicitly covering containment, removal, and licensed disposal as distinct line items. The total cost will materially exceed the equivalent new-sheeting project.
What the Total Looks Like for Different Projects
Rather than a single number, the following represents ranges based on current market evidence, for the specific scope described.
| Scope | Evidence Basis | Approximate range (2026) |
|---|---|---|
| Sheeting only, 0.47mm IBR Chromadek, 130m² house | Halsteds current pricing (September 2026) | USD 2,800 to USD 3,200 (materials) |
| Structure + sheeting + ceiling, new build, 130m² | Propertyzone 3-bed cost model (Dennis Nkomo, September 2026) | USD 7,500 to USD 9,500 |
| Full re-roof: remove old metal, new structure where needed, new sheeting, new ceiling | Propertyzone / Financial Gazette 2026 evidence | USD 8,000 to USD 12,000 depending on structure condition |
| Super Six asbestos roof replacement | No benchmarked Zimbabwe rate (Propertyzone, mid-2026) | Obtain at least two contractor quotes; materially exceeds non-asbestos re-roof |
These figures are Harare and Kadoma reference points for 2026. They cover a standard gable or simple hip roof on a single-storey residential house. A more complex roof (multiple levels, hipped and gabled sections, dormers, multiple valleys) adds cost through additional material waste, more complex structure, and longer installation time.
Why the Price Quoted Today May Not Be the Price When Work Starts
Roofing sheet prices in Zimbabwe track USD material costs that move with global steel prices, fuel costs and exchange rates. ZIMSTAT's Building Materials Price Index (BMPI) records roofing materials as having risen approximately 22% in USD terms since December 2022. Timber is up approximately 18.5% over the same period.
A quotation that does not include a price validity period, or that was prepared several months before construction actually starts, may not reflect the market at the time materials are purchased. This is particularly relevant for projects funded from savings accumulated over time, or diaspora-funded projects where the timeline between quoting and starting is extended.
Before committing to a contractor based on a roofing quotation, confirm that the quoted price is still valid and that materials can be procured at the rates used to build the estimate.
